What is the Hub District?

The Hub District Vision and Implementation Plan is a strategic revitalization plan for an underutilized 70-acre industrial area surrounding a former rail hub-turned-bike trail-hub, adjacent to downtown Xenia, Ohio. Since the former rail lines were converted to trails, the surrounding district has failed to adapt to the new environment, leaving numerous vacant buildings and lots. The Hub District Plan will rally the community and key stakeholders around a vision and initiative to leverage assets and build a thriving mixed-use district, connected to and supporting downtown Xenia and the remainder of the community. Bike trails, Xenia Station, the site's connection to downtown, redevelopment opportunities, historic neighborhood character, and the underway Market District are amongst the most promising features in this neighborhood.

Planning Process

  • Integrated with neXtPlan
  • Vision and actionable plan to turn the "Hub" into a catalyst for downtown/urban core revitalization.
  • Transform the Hub District into a thriving mixed-use neighborhood.
  • Leverage existing and future assets of the Hub District, such as Xenia Station and its bike paths, historic buildings, Shawnee Creek, the nearby Xenia Market District, and regional economic drivers like the Honda-LG EV battery plant
  • Nonprofit Congress for New Urbanism (CNU)selected this as a 2024 Legacy Project
    • CNU: Advocate for walkable urbanism, provides resources, education, and technical assistance to reimagine spaces within communities to be connected, vibrant, and economically robust.
    • Partnering with Opticos Design, a national planning and design leader, to help Xenia develop the Hub District plan at a steeply discounted cost.
  • Created during three-day charrette – an intensive planning process that involved residents, property owners, business owners, developers, and public officials - from Tuesday, February 27, 2024 to Thursday, February 29, 2024
  • Planners and designers worked throughout the day, met with stakeholders, hosted three public meetings
